Modern Community is an affordable, community-oriented development concept created by KCprefab which promotes the physical, social and spiritual well-being of its inhabitants. Modern Community developments consist of condominium homes that can be sold significantly below current market values.

Modern Community concepts are designed to benefit from pre-fab technologies, although site built is an option as well. Cost savings are realized through smart designs, efficient and innovative use of the interior space, and the building of smaller units.

The ideal Modern Community has 8 to 40 units, a maximum of four storeys, and shared indoor and outdoor areas to complement private homes. During the design process we encourage potential buyers to work with us to design the common spaces through an interactive web-based system. Preferences and commonalities between the owners unfold as they decide on the importance of spaces that can be shared amongst them such as home offices, children play areas, workshops and creative studios. By creating ownership of the common areas the community begins to formulate even before the building is complete.

As a result, the private units are designed to be efficient and functional so that home owners do not need additional personal space for rooms that are not fully utilized. Interiors feature open floor plans, built-in cabinetry and unique storage solutions. Spacious common outdoor areas such as courtyards, community gardens, and accessible rooftops with an abundance of vegetation further enhance opportunities for social interaction.
